Short-let management in Southampton

Why Southampton works as a short let, and what it takes to do it well.

Southampton is a working city with a leisure calendar bolted on, which is exactly what a short let needs. Cruise turnarounds fill weekends around the terminal and Ocean Village. Two universities, two hospitals and a dense corporate base fill the weeks. Our ten Southampton properties run from one-bed flats by the marina to family houses in Shirley and Bevois Valley.

The corporate and contractor segment is where most Southampton managers under-deliver. Weekday teams want fast Wi-Fi, parking, a proper kitchen and a manager who answers the phone. We have built those relationships over five years and they book direct with us repeatedly, which is why our Southampton occupancy sits well above the market.

Flats need the right lease and the right building. We check short-let permission and building rules before onboarding, as standard, so you are never exposed.

Indicative only, not a guarantee. Short-let figures use the median listed nightly rate for the bedroom band from PriceLabs market data (12 Sep 2026) and trailing twelve-month market occupancy. The typical market column assumes 85% of the listed median is achieved; our target assumes the median is achieved at +10 points occupancy (capped at 85%), in line with our portfolio. Our management fee is quoted in your appraisal and is not deducted here. Cleaning is charged to guests. Utilities, broadband, insurance, council tax or business rates and platform fees are not deducted from either column. Tenancy rent is the ONS average private rent by bedrooms for the local authority, July 2026, before agent fees and voids. Bands marked estimated are scaled from neighbouring bedroom bands.

FAQ

Questions from Southampton owners

Anything else, ask Kate directly. Straight answers, no sales script.

Ask a question
Do you manage properties across all of Southampton?

Yes. We cover Ocean Village, City Centre, Bevois Valley, Shirley, Portswood, Bitterne, Eastleigh, Totton and the surrounding area. If you are just outside, ask: we only take on properties where our cleaning and maintenance team can reach quickly, and we will tell you straight away.

What kind of guests book in Southampton?

Cruise terminal turnarounds and Ocean Village marina. Two universities, two hospitals and a busy corporate calendar. Port, marine and aerospace contractors on weekday rotations. Mayflower Theatre, St Mary's Stadium and the Boat Show.

What does full management actually include?

Everything between the owner and the guest: professional photography and listing copy, daily dynamic pricing, distribution across Airbnb, Booking.com, Vrbo and our own direct site, 24/7 guest messaging, cleaning and linen, maintenance coordination, guest ID verification, damage handling, compliance tracking and a monthly statement with your payout. You get the income and a monthly report. We do the rest.

What are your management fees?

Fees depend on the property, where it is and how it will be let, so we quote them in your free appraisal rather than publish one number. The appraisal shows the projected income, our fee and what you keep, before you commit to anything. Cleaning is charged to the guest, so it is not a cost to you. If a property needs furnishing or a refresh before launch, Blue Spire Interiors quotes that separately after a viewing.

Which areas do you cover?

Portsmouth and Southsea, Southampton, Winchester and the Hampshire countryside, Cirencester and the Cotswolds, Gloucester and Cheltenham, Guildford, Bolton and Farnworth, and the West Sussex coast around Bognor Regis. If your property is near one of these, talk to us.

How much more could I earn than with a standard tenancy?

It depends on the property and the market. Use the estimator on this page for a rough indication based on live market rates, then ask for a full appraisal. We build appraisals from actual comparable listings in your postcode, not a national average, and we tell you honestly if a long let would suit the property better.

Who stays in the properties?

Two guest markets. Leisure guests at weekends and in the holidays: couples, families and groups visiting the coast, the Cotswolds or a festival. And business guests during the week: contractors, project teams, relocating professionals and corporate bookers who stay for weeks or months. Balancing the two is how we keep occupancy high all year.
